The category
Premium Residency (often called the Saudi Green Card) was expanded with several routes; the Real Estate Owner route ties residency to property ownership. The residency lasts as long as the qualifying ownership does, and family members can be included.
What qualifies
- Residential property, completed, unmortgaged, valued by an accredited valuer at SAR 4m or more.
- Inside the Kingdom; in the holy cities the right is usufruct rather than freehold.
- Clean source-of-funds documentation and a clear criminal record.
Sequence we run with clients
- Choose a property that will qualify at handover — off-plan does not qualify until completed, so timing matters.
- Complete purchase and registration.
- Independent valuation and the Premium Residency application through the official portal.
- Residency issued; dependants added.
Related questions
01Does buying off-plan qualify?
Not until the property is complete and valued; we plan the application around the handover date.
02Does Premium Residency replace the need for a designated zone?
No — residency widens your routes but ownership still follows the zone rules; it adds the long usufruct option in the holy cities.
03Is this legal or investment advice?
No — it is orientation. We work with licensed Saudi counsel for the application and confirm every rule with the authorities before you commit.
