Overview

Tilal Village, considered.

Tilal Village is Sulaiman Al Rajhi Real Estate's community in the Al Mashair district of Makkah, built around Aisha Al Rajhi Mosque, which the developer describes as the city's second-largest mosque after the Grand Mosque, with room for more than 50,000 worshippers. On 362,000 m² it brings together more than 90 residential buildings with over 800 homes, four operating international hotels (Park Inn by Radisson, Copthorne, Millennium and Four Points by Sheraton), shops and cafés, offices and an international medical centre.

The homes are finished and ready to move in. Apartments run from 170 to 304 m² and penthouses from 225 to 323 m², with a private roof terrace on the penthouse floor. Every home has a maid's room with its own bathroom and a storage room; buildings have lifts, a lobby and parking, and the community has round-the-clock security and green spaces. Whole buildings of eight or nine apartments are also for sale, empty or with tenants.

Tilal Village is one of the 11 zones in which Muslims who are not Saudi, living in the Kingdom or abroad, can own a home in Makkah, and the developer's own film says ownership here is open to international buyers. Before you pay, we confirm in writing whether the unit you choose is full ownership or a long-term right.

Because the buildings are complete, the developer sells for cash: there is no instalment plan for a single apartment, and a payment window of up to 90 days is offered only to buyers of about five apartments or more. Our team in Makkah can walk you through a unit on a WhatsApp video call, or meet you on site when you come for Umrah.

Questions buyers ask

Straight answers, before the call.

01

Can a Pakistani, or anyone who is not Saudi, buy here?

Yes, if you are Muslim. Since January 2026, Muslims who are not Saudi, living in the Kingdom or abroad, can own a home in Makkah only inside 11 designated zones, and Tilal Village is one of them. The developer's own film says ownership is open to international buyers. We confirm in writing whether your unit is full ownership or a long-term right before you pay.

02

How far is it from the Haram?

About 7 km in a straight line. Our partner timed the drive on 1 Nov 2026: about 10 minutes and 8.7 km to the Haram drop-off point, outside peak hours. In Ramadan, during Hajj and at Friday prayers, roads near the Haram close and the trip takes much longer. It is not within walking distance.

03

Is it ready?

Yes. The buildings are complete and the homes are finished: marble floors, air-conditioning, kitchens ready for fitting and built-in wardrobes. The films on this page are actual footage from the site.

04

Is there a payment plan?

Not for a single apartment: the developer sells completed homes for cash. A payment window of up to 90 days is offered only to buyers of about five apartments or more, or a whole building.

05

What do I pay on top of the price?

Budget about 7%: the 5% real estate transaction tax plus a 2% fee for non-Saudi buyers in the designated zones, then registration costs. A home left unused for six months can attract a vacant-property fee, so plan to live in it, visit it or let it.

06

What do I need to buy from abroad?

A Saudi digital ID issued through a Saudi embassy or consulate, a Saudi bank account in your own name and a Saudi mobile number linked to that ID. We take you through each step.

07

Can I buy a whole building?

Yes. Several whole buildings of about eight or nine apartments are offered, either empty or with tenants already in place.
